INSPECTO-PRO originally functioned as an inspection and consultation service on a part-time basis since October, 1991.
Incorporated in April, 1992, INSPECTO-PRO has since been operating on a full-time basis
Availability
An inspector is often available on a 7-days per week basis.
Urgent same-day and one-day advance notice for services required can often be accommodated.
Inspections
Inspections are generally about 3 to 4 hours in duration in order to achieve an adequate degree of detail and comprehensiveness, although the duration and associated fees may be adjusted to suit a particular client’s needs.
Inspections consist of a detailed verification or in some cases random spot-check of the various building systems and components (see attached list), including the site (lot) and any ancillary buildings.
It must be stressed that even three hours on site may not necessarily be sufficient time to fully evaluate the quality and condition of the premises (depending upon complexity and size of the dwelling) even though the duration of our inspection is generally double that of our competitors.
Reports
Written reports explain, in orderly fashion, the observed details, construction quality, and condition of the various building systems.
No form-letters or standard checklists are used; each building is analysed on an individual-case basis.
Reports are generally 60 to over 100 typed pages in length, depending on the condition and type of building inspected, and are normally available within two to three calendar days from the date of the inspection.
Any observed deficiencies or defects are indicated along with our professional recommendations on how to best rectify the situation. Evaluations or estimates of required repairs (to be executed by a third party) are provided as well.
Deficiencies which affect the safe and proper use of the premises are always indicated in detail, with explanations (in both technical and layman’s terms) of remedial and permanent actions to be taken by our client or the vendor.
Other deficiencies which are not serious in nature, whether architectural, structural, or cosmetic, are also included in the report, in such detail and quantity as is possible to achieve during the inspection period. Such information is generally beneficial to both the purchaser and the vendor.
